Montague Gardens is an Industrial node in the West Coast region - abuzz with heavy as well as light industrial activities, accommodating from large enterprises and national companies like the PPC Cement factory, Cashbuild, CTM, Hirsch’s, Woolworths and Shoprite/Checkers Distribution Centres to name but a few to small and medium size ventures across the spectrum of industries.
Montague Gardens is also home to Century City, which is a commercial hub with literally thousands of offices housed in high end office parks. Canal Walk Mall and Ratanga Junction Entertainment Park are important landmarks and are accessible from the N1 from Cape Town as well as Bosmansdam Road off the N7 Highway.

Bordered by the N7 Highway from the east to the north, Koeberg Road to the west and Bosmansdam Road to the south, make this area highly accessible  -  whether it be to distribution companies, the public or the labour force. The MyCiti public bus Transport system services the main routes along this area, linking Montague Gardens to Killarney Gardens and Table View via Koeberg and Blaauwberg Roads respectively, as well as to the rest of the Milnerton metropolitan area via Marconi Beam and Racecourse Road.
The neighbouring Paarden Eiland industrial node with its ties to Cape Town Harbour, provides ample opportunities to transport companies in Montague Gardens to store and distribute commodities and is linked to Montague Gardens via Koeberg Road as well as Marine Drive.

The main thoroughfare through Montague Gardens, Montague Drive, is the location of major high profile companies and premises along this route are highly sought after due to its exposure to passing trade. The main business parks along this road are Montague Industrial and Phumelela Park (both owned and managed by OLD MUTUAL). These warehouses are relatively large and range between approximately 1,000m² to approximately 3,000m²  at a rental of between 45.00 – 50.00 / m². The configuration of these parks, the provision of turning circles and 8m high roller shutter doors make them accessible to interlink carriers which are a notable benefit to large distribution companies. Spearhead Park is a Retail Industrial Park along Montague Drive and is owned and managed by REDEFINE Properties, comprising smaller and more elegant retail warehouse combination units which range in size from 200m² to 400m²  attaining rentals between 50.00 – 55.00 / m²  .

Various Industrial Parks have sprung up along other major routes like Racecourse Road, for example Rainbow Park, Racecourse Industrial and Sanlam Business Park. Along the same road the Milnerton Medi-Clinic and The Paddocks shopping mall are significant landmarks.

Along Bosmansdam Road, which links in from the N7 to the east and junctions into Koeberg Road to the west constituting the southern perimeter of Montague Gardens, Sable Square Shopping Centre and more business parks are located, units ranging in sizes between approximately 200m²  to approximately 1,000m² . Eagle Park, Creation Park Prime Park and others set the trend of rental rates reaching 50.00 – 55.00 / m²  .

Koeberg Road, being the main arterial from Paarden Eiland through Milnerton, Montague Gardens, Killarney Gardens and beyond, eventually becoming Potsdam Road and linking into the N7, is another prime location for a variety of large warehouses and retail industrial parks, the latter comprising Woodbridge Business Park and Frazzitta Business Park amongst others. The large warehouses lining this route house distribution centres for transport companies who benefit optimally from the strategic location.

Lower Montague Gardens, tucked between Railway Road below Montague Drive and Bosmansdam Road which roughly run parallel to each other, can be regarded as the lower end of the node as far as rentals and quality of premises are concerned.  Ironically, even though rentals are much lower than elsewhere in Montague Gardens (between 30.00 – 35.00 / m² ) , prospective tenants aren’t keen on setting up their businesses here – especially considering the lack of exposure the area offers and the increasing crime rate, where buildings are being vandalized and warehouses robbed of its contents. The cost of additional security and other preventative measures make this a less than viable option to most medium-sized operators.

The demand for relatively smaller premises in Montague Gardens, ranging between 100m² – 200m² , is very high and this stock is scarce. Ample stock in the 400m² - 500m² range is available, ranging from 35.00 – 40.00 / m² ; these are mostly free standing units or part of cluster warehouses.

OLD MUTUAL is a major role player as far as vacant land ownership is concerned and a huge stand is TO LET for development on the corner of Racecourse and Omuramba Roads; the entire area comprises 24,000m² of which the built area will probably constitute 12,000m² .
