Brackenfell Industria

Brackenfell Industria is located at the intersection of Okavango road and Old Paarl road. It is one of the oldest and largest industrial hubs in the Northern Suburbs of Cape Town. In close proximity is the Okavango Industria and Everite Industria which are newer developments with smaller enterprises located there.

The major access routes are the N1 and the R300 which is both only 2km away. The N1 provides easy access to the Cape Town CBD, Cape Town Harbour and Container Depot, a distance of 32 km and 30 min travelling time. Cape Town International Airport, via the R300, is only 24 km and 20 min travelling time away from here.

Brackenfell Industria has traditionally been an area of heavy industries, with large steel suppliers, heavy truck and transport operators and building material suppliers. These businesses operate from large warehouses with big storage yards. Lately there have been additions of modern business parks which accommodate SMME’s e.g. workshops, retail distributors, carpentry, etc. Examples are Silver Park with 60 units between 100 and 300 sq m. and “Iveco Park” with 40 units similar to Silver Park.


Rental tariffs vary from R 25 to R 38 per sq m, depending on the size and age of the premises. The bigger storage / warehouses are letting at R25 per sq m, wheras the older, smaller buildings are letting at R 32 per sq m. Only the relatively new premises go for R35 to R38 per sq m. Annual escalation varies between 7% and 10%. At present there is one vacant erf of 4000 sq m which has been sold for development recently.

Some of the major occupants include Brackenfell Steel, JH Karsten Transport, Iveco Trucks, West Cape Bearings and Transmission and El Josja Bus services.

Kayalitsha, Mitchells plain, Langa, Gugulethu and all the other townships on the Cape Flats are within 8km to 20 km distance away and all these have regular taxi, train and bus services to Brackenfell. Brackenfell train station is 1km away from the Everite Industrial area. There is therefore a huge labour pool within very easy access.

The various upmarket suburbs of Brackenfell, Durbanville and Bellville are in close proximity and travelling time in peak hours from these vary from 10 min. to 30 min maximum. Further to that various sports clubs, golf courses and other amenities are available in close proximity.
